VA Loan Formula and Funding Fee Calculation

Learn the VA base loan, purchase funding fee, monthly payment, amortization, ownership-cost, cash-to-close, and total-interest formulas.

How do the VA Loan Calculator formulas work?

This formula page defines the variables used by the VA Loan Calculator, shows how those values are combined, and explains the order of operations behind the result. Use the worked steps to verify an estimate, compare scenarios, and understand which assumptions or rounding rules can affect the displayed answer.

Formula Overview

The calculator first subtracts the down payment from the purchase price. It selects a purchase funding-fee rate from the user's down-payment percentage, first or subsequent use and exemption choice, then adds the fee to the balance only when financing is selected.

The fixed-payment formula uses that financed balance. Monthly property tax, homeowners insurance and HOA dues are added to create the initial total payment, and the same scheduled principal-and-interest amount drives the annual amortization table.

Monthly Payment

The base loan, down-payment percentage and funding fee are:

B=V−DB=V-D
d=DV×100d=\frac{D}{V}\times100
F=BfF=Bf
P={B+F,funding fee financedB,fee paid in cash or exemptP=\begin{cases}B+F,&\text{funding fee financed}\\B,&\text{fee paid in cash or exempt}\end{cases}

The fixed monthly principal-and-interest payment is:

M=Pi1−(1+i)−nM=P\frac{i}{1-(1+i)^{-n}}

When the note rate is zero, the engine uses M = P / n.

The table applies to the standard VA-backed purchase scenario modeled by the engine and reflects rates effective April 7, 2023.

Amortization

Each scheduled payment is divided between interest and principal:

Interestm=Balancem−1×iInterest_m=Balance_{m-1}\times i
Principalm=M−InterestmPrincipal_m=M-Interest_m
Balancem=Balancem−1−PrincipalmBalance_m=Balance_{m-1}-Principal_m

The engine rounds monthly schedule postings to cents and uses the final scheduled month to clear any remaining cent balance. Annual rows sum principal and interest and report the year-end balance.

Total interest=∑m=1nInterestmTotal\ interest=\sum_{m=1}^{n}Interest_m
Total principal and interest=P+Total interestTotal\ principal\ and\ interest=P+Total\ interest

Extra Payments

Extra principal is not included in this VA purchase schedule. The engine assumes every scheduled payment is made through the selected term.

Use the financed loan balance, rate and term in the Extra Payment Calculator to estimate early payoff. VA states that VA-backed purchase loans do not have a prepayment penalty fee, but users should confirm how their servicer applies additional principal.

Ownership Costs

The initial total monthly payment is:

H=M+T12+I12+AH=M+\frac{T}{12}+\frac{I}{12}+A

No monthly PMI or FHA-style annual MIP is added. The one-time VA funding fee is handled in the financed balance or cash-to-close formula.

Cashclose=D+K+{0,fee financed or exemptF,fee paid at closingCash_{close}=D+K+\begin{cases}0,&\text{fee financed or exempt}\\F,&\text{fee paid at closing}\end{cases}

K is the entered closing-cost estimate. Actual cash can also include prepaids, escrow deposits, credits, concessions and adjustments not modeled here.

Total entered housing payments add scheduled principal and interest, property tax, homeowners insurance, HOA dues and a cash-paid funding fee when applicable.

Worked Calculation

Use a $400,000 purchase, zero down, first use, no confirmed funding-fee exemption, financed fee, a 6.25% fixed rate and 30-year term.

  1. Base loan: $400,000 - $0 = $400,000.00.
  2. Down-payment percentage: 0 / $400,000 = 0%.
  3. Applicable first-use rate below 5% down: 2.15%.
  4. Funding fee: $400,000 x 0.0215 = $8,600.00.
  5. Financed balance: $400,000 + $8,600 = $408,600.00.
  6. Monthly rate: 0.0625 / 12 = 0.00520833.
  7. Scheduled payments: 30 x 12 = 360.
  8. Principal and interest: $2,515.82 per month.
  9. With $400 property tax, $150 insurance and no HOA, the initial total is $3,065.82.

Assumptions

  • The calculation models a standard fixed-rate VA-backed purchase loan with monthly payments.
  • The funding-fee use and exemption selections accurately represent the lender's VA-confirmed status.
  • The purchase price is used as entered; the appraisal and Notice of Value are not modeled.
  • Property tax, homeowners insurance, HOA dues and closing costs remain constant.
  • Eligibility, COE issuance, remaining entitlement, reasonable value, residual income, credit and lender overlays are excluded.
  • IRRRL, cash-out refinance, NADL, manufactured-home-only, assumption and vendee fee schedules are excluded.
  • Displayed money and monthly schedule postings are rounded to cents.

Formula FAQ

Why is the funding fee based on the base loan?

VA states that the purchase funding fee applies to the loan amount after the down payment, not to the full purchase price. Use realistic inputs and review the VA Loan Calculator formula assumptions before relying on this result for decisions.

Why does subsequent use change only some examples?

Under the current purchase table, first and subsequent use have different rates below 5% down. The 5% and 10% down tiers use the same rates for both. Review the VA Loan Calculator formula assumptions before relying on this result for decisions.

Why is there no monthly mortgage-insurance line?

VA-backed purchase loans do not require monthly private mortgage insurance. Property tax, homeowners insurance and HOA costs remain separate. For a useful VA Loan Calculator formula result, use realistic inputs, compare relevant scenarios, and review the stated assumptions before making a decision.

Does full entitlement mean an unlimited loan?

No. VA states that borrowers with full entitlement have no county VA loan limit, but lender approval, affordability and appraised value still constrain the loan. Use realistic inputs and review the VA Loan Calculator formula assumptions before relying on this result for decisions.
