HELOC Payment Formula and Calculation
Learn the HELOC draw payment, amortizing repayment, utilization, CLTV capacity, interest, fees, schedule, and rate-sensitivity formulas.
How do the HELOC Calculator formulas work?
This formula page defines the variables used by the HELOC Calculator, shows how those values are combined, and explains the order of operations behind the result. Use the worked steps to verify an estimate, compare scenarios, and understand which assumptions or rounding rules can affect the displayed answer.
Formula Overview
The calculator adds the optional new advance to the current balance, then models two phases. During draw, monthly interest is calculated on the beginning balance and optional principal reduces that balance. During repayment, the end-of-draw balance is amortized over the entered repayment term.
The base schedule holds the user-entered rate constant. A separate sensitivity series recalculates representative payments at two percentage points below through two points above that rate.

| Bd | Balance at the end of draw | Currency |

Monthly Payment
The starting balance and first draw-period payment are:
The displayed draw payment is the first modeled month. When draw-period principal is entered, later interest and payments can decline as the balance falls.
The repayment principal-and-interest amount is:
At a zero rate, the engine uses M = Bd / n. The payment change is R - D1.
Amortization
During each draw month, optional principal is capped at the beginning balance:
During repayment, each fixed principal-and-interest amount is divided between interest and principal:
The final posting is capped at the remaining balance. Monthly schedule amounts are rounded to cents, and annual rows total interest, principal and fees.
Extra Payments
The recurring Pd amount is applied only during the remaining draw phase. It reduces the balance before amortizing repayment begins.
The calculator does not model irregular principal, repeated new advances, recasting, fixed-rate conversions or account-specific payment allocation. Use separate runs to compare no principal with a sustainable monthly amount, then confirm posting rules with the creditor.
For an amortizing closed-end balance, use the Extra Payment Calculator to test monthly, annual and lump-sum principal.
Ownership Costs
Utilization and available credit are:
The illustrative CLTV-based line estimate is:
This is a planning relationship, not an underwriting formula or offer. It omits other liens and does not evaluate income, debts, credit, appraisal, occupancy, law or lender policy.
Property tax, homeowners insurance, HOA dues, maintenance, the first-mortgage payment and transaction-specific HELOC costs are outside the schedule.
Worked Calculation
Use a $100,000 line, $50,000 current balance, no additional draw, 8.50% annual rate, 10 draw years, 20 repayment years, no draw-period principal and a $50 annual fee.
- Starting balance: $50,000.00.
- Available credit: $100,000 - $50,000 = $50,000.00.
- Utilization: $50,000 / $100,000 = 50.00%.
- Monthly rate: 0.085 / 12 = 0.00708333.
- First-month interest: $50,000 x 0.00708333 = $354.17.
- Monthly-equivalent annual fee: $50 / 12 = $4.17.
- First draw payment: $358.34.
- End-of-draw balance with no principal: $50,000.00.
- Repayment principal and interest: $433.91.
- Repayment payment with fee: $438.08.
- Payment change: $79.74.
Assumptions
- The draw period uses monthly interest plus optional fixed principal and a monthly-equivalent annual fee.
- The repayment period fully amortizes the end-of-draw balance over the entered term.
- The entered rate remains constant in the base schedule.
- The sensitivity series changes the entered rate by fixed one-point steps and is not a forecast.
- No future advances occur after the entered additional draw.
- Fees other than the entered annual fee are excluded.
- Daily balance methods, minimum floors, index resets, margins, caps, floors, introductory terms, balloons and fixed-rate conversions are excluded.
- Home value and CLTV fields are illustrative and do not predict approval or a credit limit.
- Displayed money and schedule postings are rounded to cents.
Formula FAQ
Why can the repayment payment rise if the rate is unchanged?
Interest-only draw payments do not retire principal. Repayment adds principal over a finite term, so the required payment can increase without a rate change. Use realistic inputs and review the HELOC Calculator formula assumptions before relying on this result for decisions.
Why can payment change be negative?
If the user enters substantial principal during draw, the first draw payment includes that amount and the end-of-draw balance can be much smaller. Use realistic inputs and review the HELOC Calculator formula assumptions before relying on this result for decisions.
Does utilization measure total housing leverage?
No. HELOC utilization compares only the line balance with its limit. CLTV considers the first mortgage and the HELOC relative to home value. Use realistic inputs and review the HELOC Calculator formula assumptions before relying on this result for decisions.
Does the rate chart predict future APR?
No. It is a sensitivity test. The agreement's index, margin, adjustment timing, caps and floor determine the actual rate. For a useful HELOC Calculator formula result, use realistic inputs, compare relevant scenarios, and review the stated assumptions before making a decision.
