Auto Lease Payment Formula and Variables

Understand auto lease formulas for adjusted capitalized cost, depreciation, money-factor finance charge, tax, reverse vehicle price, and total lease cost.

How do the Auto Lease Calculator formulas work?

This formula page defines the variables used by the Auto Lease Calculator, shows how those values are combined, and explains the order of operations behind the result. Use the worked steps to verify an estimate, compare scenarios, and understand which assumptions or rounding rules can affect the displayed answer.

The Auto Lease Calculator uses a conventional depreciation-plus-money-factor model. This page documents the exact equations used by the current engine, including the reverse target-payment calculation and simplified purchase comparison.

The formulas model only the values users can enter. The signed lease disclosure may include additional capitalized items, fees, taxes, and contract-specific methods.

Formula Overview

The calculation follows five main steps:

  1. Subtract entered capitalized-cost reductions from vehicle price.
  2. Spread the difference between adjusted capitalized cost and residual value across the lease term.
  3. Apply the money factor to adjusted capitalized cost plus residual value.
  4. Add estimated tax to the resulting periodic payment.
  5. Combine scheduled payments and entered upfront values for the modeled totals.

Adjusted Capitalized Cost and Depreciation

C=max⁡(0,V−D−T)C=\max(0,V-D-T)

The current engine begins with the entered vehicle price and subtracts cash down and trade-in value. A real gross capitalized cost may contain other items that this simplified input set does not model.

A=C−RA=C-R
Dm=C−RnD_m=\frac{C-R}{n}

A is the total modeled depreciation and Dm is monthly depreciation. The calculator rejects a scenario in which residual value is greater than adjusted capitalized cost.

Monthly Finance Charge, Tax, and Payment

Fm=(C+R)fF_m=(C+R)f

The monthly finance charge applies the money factor to adjusted capitalized cost plus residual value.

B=Dm+FmB=D_m+F_m
Taxm=B tTax_m=B\,t
M=B(1+t)M=B(1+t)

When the user enters an APR-style percentage, the calculator converts it to a money factor:

f=APRpercent2400f=\frac{APR_{percent}}{2400}

The displayed equivalent percentage is f × 2,400. This conversion is a comparison convention within the calculator and not a complete lease-cost disclosure.

Reverse Vehicle Price From a Target Payment

Monthly Payment mode starts with a target payment including tax. The engine first removes tax:

B=M1+tB=\frac{M}{1+t}

It then solves the depreciation-plus-finance equation for adjusted capitalized cost:

C=max⁡(0,B−R(f−1n)1n+f)C=\max\left(0,\frac{B-R\left(f-\frac{1}{n}\right)}{\frac{1}{n}+f}\right)
V=C+D+TV=C+D+T

The result is an estimated price under the entered assumptions. It does not model approval, affordability, fees, rebates, or jurisdiction-specific tax rules.

Due at Signing and Lease Totals

Taxupfront=D tTax_{upfront}=D\,t
Duesigning=D+TaxupfrontDue_{signing}=D+Tax_{upfront}
Paymentstotal=M nPayments_{total}=M\,n
Costlease=Paymentstotal+D+T+TaxupfrontCost_{lease}=Payments_{total}+D+T+Tax_{upfront}
Costown=Costlease+R+R tCost_{own}=Cost_{lease}+R+R\,t

The final formula is a simplified lease-then-buy illustration. It adds residual value and estimated tax on that residual but excludes purchase-option fees, registration, and financing of the buyout.

Simplified Purchase Comparison

The calculator also estimates a same-term purchase loan using:

P=max⁡(0,V−D−T)P=\max(0,V-D-T)
i=APRpercent1200i=\frac{APR_{percent}}{1200}
Q=Pi(1+i)n(1+i)n−1Q=P\frac{i(1+i)^n}{(1+i)^n-1}

P is purchase principal and Q is the monthly installment payment. When the lease input is a money factor, the engine uses money factor × 2,400 as the comparison percentage. Purchase total cost adds scheduled loan payments, down payment, trade-in credit, and tax on vehicle price.

This is a narrow payment comparison. It does not forecast resale value, equity, maintenance, insurance, incentives, ownership duration, or different lease and loan terms.

Worked Auto Lease Calculation

For a $50,000 vehicle, $10,000 down payment, $24,000 residual, 36-month term, 0.00208 money factor, and 7% entered tax rate:

  1. Adjusted capitalized cost: $50,000 - $10,000 = $40,000.00.
  2. Monthly depreciation: ($40,000 - $24,000) / 36 = $444.44.
  3. Monthly finance charge: ($40,000 + $24,000) × 0.00208 = $133.12.
  4. Payment before tax: $577.56.
  5. Monthly tax at 7%: $40.43.
  6. Estimated monthly payment: $617.99.
  7. Total scheduled lease payments: $22,247.78.
  8. Modeled total lease cost: $32,947.78.

Assumptions and Exclusions

  • The model uses monthly periods and one constant money factor.
  • The entered APR-style rate is converted to money factor by dividing by 2,400.
  • Down payment and trade-in value are treated as capitalized-cost reductions.
  • The entered tax rate applies to the modeled periodic payment and down payment.
  • The residual is a dollar value supplied by the user.
  • Acquisition, documentation, title, registration, security deposit, first payment, disposition, mileage, wear, early-termination, and purchase-option charges are excluded.
  • The engine does not distinguish closed-end from open-end lease liability or apply jurisdiction-specific rules.
  • Displayed money is rounded to cents, while calculations use JavaScript numeric precision.

Formula FAQ

Why is the residual added in the finance-charge formula?

The conventional model applies the money factor to the sum of adjusted capitalized cost and residual value. For a useful Auto Lease Calculator formula result, use realistic inputs, compare relevant scenarios, and review the stated assumptions before making a decision.

Why does a down payment lower the monthly payment?

It lowers adjusted capitalized cost, which reduces modeled depreciation and the finance charge. The cash still appears in total lease cost. For a useful Auto Lease Calculator formula result, use realistic inputs, compare relevant scenarios, and review the stated assumptions before making a decision.

Why can two leases with the same payment have different total costs?

They can use different cash due, terms, mileage allowances, residuals, rates, fees, and end-of-lease obligations. For a useful Auto Lease Calculator formula result, enter realistic values, compare relevant scenarios, check the calculation details, and review the definitions, assumptions, and limitations before using the estimate for an important decision.

Does the calculator determine the legal lease disclosure?

No. It estimates a simplified scenario from user inputs. The lessor's Regulation M disclosure and signed contract control the transaction. For a useful Auto Lease Calculator formula result, use realistic inputs, compare relevant scenarios, and review the stated assumptions before making a decision.
